Homebuyers looking for that hard-to-find combination of estate-sized home sites, a close-in Overland Park locale, and access to award-winning Blue Valley schools need look no further than Rodrock Homes’ newest lifestyle community, Summerwood.

Proud to offer Kansas Citians a neighborhood that CEO Brian Rodrock calls “the complete package,” Rodrock Homes recently took over the development of Summerwood, a luxury community near 159th and Quivira known for its expansive home sites and peaceful setting.

“Summerwood is unique in that it gives homeowners the best of both worlds,” says Rodrock. “It’s both a hub and a haven,” he explains. “It’s located next to Blue Valley’s top schools with quick access to Overland Park amenities, and yet homeowners say it feels like a sanctuary,” says Rodrock, who notes that the majority of Summerwood’s home sites back to virtually undisturbed fields.

With nearby Bluestem in its final build-out phase, Summerwood’s large home sites are in high demand. In addition, resort-style amenities like a state-of-the-art clubhouse, zero-entry swimming pool, and looped walking trail will soon add to Summerwood’s appeal.

Brian Rodrock says he’s eager to implement amenities commensurate with the community’s luxurious homes and home sites.

“Past developers weren’t able to give this community the attention it deserved because of the recession,” says Rodrock, “so now we’re taking action to make Summerwood what its homeowners have known all along it could be—one of southern Johnson County’s most sought-after communities.”

Contributing to the community’s exclusive, luxury-infused feel is its limited number of residences. Just 212 residents share Summerwood property that includes over 50 acres of green space. Thankfully for buyers, an increase in green doesn’t equate to an increase in dollars.

Combined homes and home site prices in the community range from the mid 400,000s into the 700,000s, with upper-end homes available for purchase in the community’s exclusive Summerwood Estates for 750,000 and up.

The option to build or purchase in either Summerwood Estates or Summerwood makes the community even more attractive to home seekers, says Kent Welch, Co-Founder of Graham Welch Associates. “With two distinct areas in one community, there’s something for everyone. Whether you want to build the custom home of your dreams or purchase a showcase home, it’s all there for you,” says Welch, Summerwood’s exclusive realtor.

But buyers may want to hurry. With nineteen homes in the private enclave of Summerwood Estates already occupied, a limited supply of just sixteen estate-sized sites remain. In Summerwood, construction of nine unique floor plans by Rodrock Homes is ongoing with more home sites available for purchase.

While buyers are allowed to bring their own builder, Rodrock Homes specializes in custom-crafting homes from the ground up, and can also assist clients in choosing from the company’s existing floor plans.

To explore the latest in new home plans and amenities, visit Rodrock Homes’ model row located one mile east of Summerwood on 159th Street in the Wyngate community. There you’ll see open floor plans, covered patios, and outside fireplaces perfect for placement on Summerwood’s expansive home sites.
